R\u00e9sum\u00e9 de th\u00e8se<\/h1>\n

Le centre commercial a connu un essor significatif, d’abord aux \u00c9tats-Unis, puis en France, devenant l’un des investissements immobiliers parmi les plus rentables. Cependant, en tant qu\u2019objet monofonctionnel, souvent implant\u00e9 dans des espaces de faible densit\u00e9, participant \u00e0 une artificialisation massive, et temple du consum\u00e9risme, il est d\u00e9sormais d\u00e9cri\u00e9. Pourtant, tous les centres commerciaux ne se rangent pas dans ces cat\u00e9gories. Cette th\u00e8se propose une nouvelle approche typologique du centre commercial et examine les facteurs et conditions n\u00e9cessaires \u00e0 sa transformation. Elle examine dans quelle mesure la notion de \u00ab centre \u00bb port\u00e9e par le centre commercial peut \u00eatre red\u00e9finie, une perspective \u00e9clair\u00e9e par l\u2019analyse d\u2019un corpus cin\u00e9matographique r\u00e9alis\u00e9e dans le cadre de cette th\u00e8se. La recherche explore le potentiel des centres commerciaux \u00e0 devenir de nouveaux \u00e9l\u00e9ments de centralit\u00e9 urbaine. Pour explorer ces questions, des \u00e9tudes de cas contemporains sont examin\u00e9es, compl\u00e9t\u00e9es par des mises en situation utilisant le jeu s\u00e9rieux\u00a0Ville\u00b7s En-Jeux<\/i>, con\u00e7u dans le cadre de cette recherche. Ces approches ont permis d’\u00e9tablir une classification des \u00e9volutions possibles des centres commerciaux selon diff\u00e9rentes \u00e9chelles d’intervention. L’objectif final est de fournir des outils d’aide \u00e0 la programmation, permettant aux parties prenantes de r\u00e9fl\u00e9chir \u00e0 l’\u00e9volution la plus pertinente pour chaque site en fonction de leur contexte sp\u00e9cifique.<\/p>\n
